Willowbend and Willow Meadows came off the same family's land as Meyerland. Joseph F. Meyer Sr.'s southwest Houston holdings were split among his sons, and where George Meyer developed Meyerland in 1955, Joseph Meyer Jr. laid out the four sections of Willow Meadows — North, Central, South, and West — through the mid-1950s. Willowbend itself broke ground in 1953. Red Elementary opened in 1957. What went up over that decade was a deed-restricted, tree-lined neighborhood of mid-century ranch homes just outside the 610 Loop and inside Beltway 8, and it has stayed remarkably intact ever since.
Willowbend proper runs between South Post Oak Road on the west, Greenwillow on the east, Hazelton to the north and Briarbend to the south, with Willowbend Boulevard down the middle. Willow Meadows sits north and east of it, with the North and Central sections in 77096 and the South and West sections in 77035; Willowbend is largely 77035, and the northeast edge of the area touches 77025. Threading through all of it is Willow Creek, the waterway that drains into Willow Waterhole and on into Brays Bayou.
That creek is the detail a plumber cares about. Proximity to a bayou sharpens the wet-dry swing in the clay — the soil beside a drainage way takes on more water in a storm and gives up more of it in an August drought. Slabs near Willow Creek move more than slabs a mile inland, and everything cast in or buried under those slabs moves with them.

The Willowbend and Willow Meadows housing stock is close to a single type: the single-story mid-century ranch, built between 1953 and the mid-1960s, low-pitched roof, integrated garage, sitting on a slab poured on grade. These are wide, shallow houses, which matters more than it sounds — a long horizontal footprint means long lateral drain runs under the slab with very little fall to work with. On a line with a shallow slope, it takes very little settlement to flatten a section out, and a section that goes flat starts holding water.
The original drain lines here are cast iron, now seventy years old, and they fail the way cast iron always fails: the bottom of the pipe corrodes and thins, the invert scales over or breaks out, and joints crack as the slab above them shifts. Replacement sections put in over the years are PVC, and PVC is the right answer — but only when it is bedded and supported the whole way. Laid over an uncompacted trench or bridged across a soft spot near the creek, PVC will belly, and on a shallow-fall line under a single-story ranch it does not take much of a sag to create a permanent low point. We would rather do the trench right the first time than come back for the same line in five years.
